Emeryville is one of the most densely developed cities in California, covering just over one square mile with a mix of newer condo towers, converted industrial lofts, and a small pocket of older single-family homes near the Oakland border. Most of the city's newer residential buildings went up between the 1990s and 2010s on land that was previously used for manufacturing - and some of those parcels sit on former fill and soft bay mud soils that behave differently under building loads than the clay and bedrock found in older residential neighborhoods nearby. Emeryville's location near the Bay also creates year-round moisture and salt air exposure that accelerates deterioration on exterior masonry. The city receives most of its annual rainfall between November and April, and Bay winds carry salt air inland year-round - a combination that spalls brick faces, hollows out mortar joints, and corrodes metal ties embedded in masonry walls faster than the same materials would wear in an inland location. The Hayward Fault sits just a few miles to the east, and low-level seismic activity gradually opens mortar joints and shifts block walls without any single dramatic event to point to.

Emeryville covers roughly 1.2 square miles between Oakland and Berkeley on the east shore of San Francisco Bay, making it one of the smallest incorporated cities in California by land area. The city has around 12,000 residents, most of whom live in condos, townhomes, or apartment buildings rather than single-family homes. Much of the city was converted from industrial use starting in the 1980s and 1990s, when factory and warehouse sites became the foundation for the dense residential and commercial development that defines Emeryville today. The city is home to well-known employers including Pixar Animation Studios, several biotech companies, and the Bay Street open-air shopping center.

Emeryville borders Oakland to the south and Berkeley to the north, and sits within easy reach of Berkeley homeowners as well as residents across the flatlands of Oakland. The city's small pocket of older single-family homes - mostly in the southern part of the city near the Oakland border - dates to the early 20th century and presents the kind of deferred-maintenance masonry needs common throughout the pre-war East Bay housing stock. The Emeryville Mudflats on the Bay shoreline are a local landmark that longtime residents know well, and the city's mix of industrial heritage and modern urban living gives it a character distinct from its larger neighbors.
